Glendale Polished Concrete serves Sun City with polished concrete floors, beginning with restoration: lifting old carpet, tile and glue and polishing, staining or sealing the slab beneath. We also do garage floors, stained and dyed concrete, commercial floors and grind-and-seal finishes.
Sun City has the oldest homes of any place we serve: 89 percent of its housing was built before 1980, and the median year is 1973. About 58 percent went up in the 1970s and another 29 percent in the 1960s, so slabs here have had decades to collect coverings, repairs and patches.
A smooth, sealed garage floor that is easy to sweep
Floor
About 480 sq ft of rough slab
Tools
Grinding discs laid out from coarse to fine
Finish
Ground and sealed, not polished
Estimated cost
$1,700
In this example, the owner of a 1970s house in Sun City has a rough garage slab that is hard to sweep. A full polish is more than the garage needs, and a sealed floor is enough.
In houses of this age, carpet, vinyl, tile and their adhesives may have been laid and replaced more than once. Taking them off and testing them is where concrete floor restoration starts.
Worn flooring in a bedroom or living room can give way to stained and dyed concrete floors or a satin honed finish. Stains and patches in an older slab can show through, so a test spot comes first.
Small commercial floors
Offices, shops and service spaces can get commercial polished concrete planned around the building and its hours.
Homes and floors here
Sun City is a census-designated place with roughly 37,000 people in about 26,600 homes. About 58 percent of the homes date from the 1970s and 29 percent from the 1960s; just 3 percent were built from 2000 on. Single-family or attached homes make up about 88 percent, and about 8 percent are in buildings of five or more units.
A stock this uniform means similar floor questions from house to house: original slabs under carpet or tile, garages that have aged with their houses, and repairs made over the years. We do not assume anything about a particular house until we see the slab.
Permits and rules to check
Sun City is unincorporated, so county offices rather than a city cover it. Ask which office applies before you start, and do not assume a floor job needs no permit; we have not confirmed that either way.
With housing this old, floor tile, sheet flooring and mastic should be tested for asbestos before grinding starts. Maricopa County’s handbook treats an owner-occupied parcel with four or fewer dwelling units as outside its regulated facilities, but buildings with five or more units, commercial buildings and association-owned portions are inside them, and regulated work needs a certified AHERA inspection first. The county’s asbestos hotline is 602-506-6708.
Include your Sun City address, whatever now covers the floor and whether it is a room, a garage or a business. We'll get back to you soon with an estimate or any questions we have. Estimates are free and there's no obligation.
